Why We Don't Lock Owners Into Long-Term Management Contracts

Read the fine print on most property management agreements and you’ll find a 12-month term, an auto-renewal clause, and an early-termination fee. The industry standard is to lock you in.

Long contracts protect managers, not owners

A locked 12-month term means the manager gets paid whether or not they perform. Slow leasing? Unanswered maintenance calls? Statements that don’t add up? You’re still writing them a check until the anniversary date — or paying a penalty to leave.

When the agreement renews every month, the incentives flip. We have to answer the phone, fill the vacancy, and send clean statements this month, because that’s how long our contract is.

”But don’t you lose clients that way?”

Occasionally! And that’s the point. An owner who can leave anytime and chooses to stay is a client relationship built on results. Our retention doesn’t come from a termination clause — it comes from occupied units and on-time statements.

Questions to ask before signing with any manager

Whether you talk to us or anyone else, get answers to these in writing:

  • What is the term, and what does it cost to exit early?
  • Is there a setup or onboarding fee?
  • Do you mark up maintenance invoices? By how much?
  • Who holds the security deposits, and in what kind of account?
  • What’s the average days-to-lease on your current portfolio?
  • Will I get a monthly owner statement, and can I see a sample?

A manager who hesitates on any of those is telling you something.
